Among the most truly livable of Brooklyn’s residential enclaves, the BoCoCa region – a tenuous portmanteau encompassing the Boerum Hill, Cobble Hill and Carroll Gardens neighborhoods – manages to retain its history and local character, despite a steady influx of money and Manhattanites. Bordered roughly by the Brooklyn-Queens Expressway, the Gowanus Expressway, Fourth Avenue and Atlantic Avenue, this large swath of Brooklyn is more about laidback home life than bottle service and next season’s couture collection.
Affluent Cobble Hill sits at the northwest corner of the region and is known for its leafy streets lined with handsome brick and brownstone single-family homes, which are protected by a longstanding historic district. With fewer zoning restrictions, both Boerum Hill and Carroll Gardens offer up brownstone living alongside a growing number of new construction condos. Neighboring Red Hook and Gowanus are benefiting from BoCoCa’s ever-growing popularity and limited housing, as well as the arrival of popular retail destinations like Whole Foods and IKEA.
All three BoCoCa neighborhoods are peaceful, safe and cater to a slightly older, more established professional and family population, which makes the region’s woeful lack of large parks all the more apparent.
